Preparation helps an inspector access the home and helps you understand what the inspection does and does not cover.

## Provide safe access

Clear access to the attic entry, electrical panel, furnace or air handler, water heater, crawl-space entry, garage, and relevant rooms when it is safe to do so. Secure pets and remove hazards.

## Gather records and questions

Keep repair receipts, permits, warranties, and notes about recurring issues available. Write down concerns such as moisture, drainage, operation, or recent repairs so they are discussed clearly.

## Understand the scope

Ask what the inspection covers, what it does not cover, and when a specialty assessment may be appropriate. An inspection is an observation at a point in time, not a warranty.

## Prepare access without hiding conditions

Move stored items only when it is safe and reasonable. Make attic entries, panels, heating equipment, water heaters, garage areas, and crawl-space entries accessible if they are part of the agreement. Do not cover stains, run equipment to mask a symptom, move unsafe materials, or take apart equipment. An inspector should see the home as it is, with practical access and clear disclosure.

## Bring a focused question list

Record recurring moisture, drainage, odors, window or door operation, unusual equipment behavior, previous repairs, and known additions. A buyer can ask what was visible, what was inaccessible, and which findings warrant specialist review. A seller can collect permits, service records, and warranties without treating them as a substitute for the inspection itself.
